PRACTICAL HELP WITH CARLA
Home staging with what you already own
I help prepare occupied homes for sale: decluttering, early packing, thoughtful styling and a simple plan for keeping rooms ready between viewings. We use your existing furniture and belongings, with any purchases agreed first.
Serving Bridgend, Porthcawl, Cowbridge, Cardiff, Penarth, Barry and surrounding areas. Travel is included for my own visits.
Talk to Carla about your projectWhat I do
Walk through the home with you as a buyer would. Decide which rooms matter most, usually the entrance, kitchen, living room and main bedroom. Declutter and pack away what you won't need before you move. Rearrange lighter furniture to open up space and show each room's purpose; heavy pieces are moved by you or a removal firm, as I don't do heavy lifting. Style surfaces, shelves and beds with things you own, plus any small purchases you approve. Leave you a simple checklist to reset each room before a viewing.
Staging an occupied home
Most homes are staged while people are still living in them. I keep everyday things reachable, so the house still works for you between viewings. Packing up early for the move counts as progress, not extra work.
Staging an empty home
If the home is empty, staging usually means hiring furniture. I don't hire furniture, but I can talk you through options and help with styling what you bring in.
What I don't promise
I can't promise a higher price or a faster sale. Your estate agent advises on marketing and pricing. I make the home easier to photograph and easier for buyers to picture themselves in.
Staging or viewing preparation?
Staging is a plan for the whole sale: which rooms, what goes into early packing, how each room is set up, and a reset checklist. Viewing preparation is lighter help before a particular viewing or photo day. If you only need that, see home viewing preparation and the free home viewing checklist.
A USEFUL FIRST MESSAGE
Tell me these three things
- Your photography date and the rooms your agent wants to prioritise
- What needs to stay usable while you live in the home
- Any early packing, approved purchases or furniture that needs a removal team
A short outline is enough. We can discuss the details together.

Packages book time for agreed priorities. They are not priced by the value of your home, and a fixed session does not promise completion of every room.
Larger work can be planned in stages and quoted individually. Extra time is £35/hour only with your agreement. Purchases, materials and specialist work are separate. See packages and booking details.
Useful questions
How much does home staging cost in the UK?
Costs range widely, from a few hours of styling to furniture hire for an empty home. My staging uses your own furniture and is priced as a focused organising session or a larger agreed plan, or quoted for larger homes.
Is home staging worth it in the UK?
It can help photographs and viewings show a home at its best, especially online, where buyers decide which homes to visit. I can't promise it changes the price; your agent can advise on your market.
What are the biggest home staging mistakes?
Filling cupboards with unsorted belongings, obscuring how a room can be used, and a layout that makes daily life difficult. We look for practical changes that help photographs while keeping your home usable.
Do you hire furniture?
No. I stage with what you have and anything you choose to buy.
How long does staging take?
The number of visits depends on the rooms, belongings and preparation needed. We agree a realistic plan around your photography date.
