A little help before photographs and viewings

Prepare the rooms people will see, while keeping your home practical to live in.

If photographs or viewings are coming up, I can help with light decluttering, tidying and thoughtful finishing touches. We work with your priorities and the time available. You keep control of your belongings and any purchases.

A practical preparation checklist

1. Ask your estate agent what matters for the appointment. Agree which rooms need attention and when they will be photographed or viewed.
2. Choose the first visible spaces. Start with the entrance and the rooms you have agreed are priorities. Keep routes clear; heavy items need someone equipped to move them.
3. Give everyday things an easy home. Sort surfaces and put useful items where you can still reach them. Filling cupboards with unsorted things usually leaves you another job later.
4. Protect personal information. Put private paperwork, identifying photographs and valuables somewhere suitable before photographs or visitors arrive.
5. Finish simply. Straighten what is already there and decide whether anything extra is useful. Flowers or other purchases are optional and separately approved.

What we can agree in a session

We might focus on a kitchen worktop and cupboards, a busy living area or an entrance that has become a drop-off point. Light entrance or patio tidying can be discussed where suitable. Gardening, pruning, pressure washing, repairs, deep cleaning and waste removal are outside the service.

Is this full home staging?

This is light presentation help for an occupied home. It does not include furniture hire, interior design, renovation or moving heavy furniture. It does not promise a higher sale price or a faster sale. Your estate agent can advise on marketing the property.

Clear time and costs

Viewing preparation can be a priority within Fresh Start (£105 for 3 hours) or Home Reset (£205 for 6 hours). We agree what is realistic before booking. Sourcing or shopping uses the allocated session time. Materials, flowers and delivery are separately priced and approved; extra time is £35/hour only with your agreement.

Travel is included across Bridgend, Porthcawl, Cowbridge, Cardiff, Penarth, Barry and surrounding areas. Send your postcode and appointment date so we can check availability, access, travel and parking. The service covers Bridgend, Porthcawl, Cowbridge, Cardiff, Penarth, Barry and surrounding areas by agreement.
